Levels of Service for Landlords

A Tailored Service

Outlined below are the three tiers of our service. However, we maintain a flexible attitude, and are generally able to adapt our service to meet our clients individual circumstances and needs, for example by providing a part only service, or occasionally taking on additional tasks and duties.


Bronze

Our bronze package comes at a fixed cost of £195. This package includes;

  • A market valuation based on the current market values
  • The arrangement of a mandatory Energy Performance Certificate (EPC) – the approximate cost of this is £85
  • The arrangement of a mandatory Gas Safety Certificate – the approximate cost of this is £85
  • The arrangement of an Electrical Condition Report – this is not mandatory as yet however it is good practice and recommended
  • Advertising your property on Righmove, our website and Somerset Homelet
  • The arranging and conducting of all viewings on the property
  • Finding you tenant
  • Carrying out credit and referencing checks on any applicants
  • Setting up the Assured Shorthold Tenancy Agreement


Silver

Our silver package comes at a fixed cost of £195 plus 7% of the monthly rental income. This package includes;

  • A market valuation based on the current market values
  • The arrangement of a mandatory Energy Performance Certificate (EPC) – the approximate cost of this is £85
  • The arrangement of a mandatory Gas Safety Certificate – the approximate cost of this is £85
  • The arrangement of an Electrical Condition Report – this is not mandatory as yet however it is good practice and recommended
  • Advertising your property on Righmove, our website and Somerset Homelet
  • The arranging and conducting of all viewings on the property
  • Finding you tenant
  • Carrying out credit and referencing checks on any applicants
  • Setting up the Assured Shorthold Tenancy Agreement
  • Carrying out a detailed inventory and property condition report prior to the tenant moving in
  • Checking the tenant in at the beginning of the tenancy
  • Collecting, forwarding on to you for protection with one of the government backed schemes. Failure to do this could result in a fine being levied
  • A monthly income and expenditure report
  • Collecting the rent and forwarding on to you minus our fee
  • The chasing of arrears on the rental account
  • Checking the tenant out at the end of the tenancy

Gold

Our gold package comes at a fixed cost of £195 plus 10% of the monthly rental income. This package includes;

  • A market valuation based on the current market values
  • The arrangement of a mandatory Energy Performance Certificate (EPC) – the approximate cost of this is £85
  • The arrangement of a mandatory Gas Safety Certificate – the approximate cost of this is £85
  • The arrangement of an Electrical Condition Report – this is not mandatory as yet however it is good practice and recommended

  • The arranging and conducting of all viewings on the property
  • Finding you tenant
  • Carrying out credit and referencing checks on any applicants
  • Setting up the Assured Shorthold Tenancy Agreement
  • Carrying out a detailed inventory and property condition report prior to the tenant moving in
  • Checking the tenant in at the beginning of the tenancy
  • Collecting, forwarding on and protecting the security deposit with the government backed Deposit Protection Service (DPS) based in Bristol
  • Managing the transfer of utilities
  • A monthly income and expenditure report
  • Quarterly visits to the property to inspect the condition
  • Arranging of reparations- plus a 10 % processing fee
  • Visiting the property when any works are being carried out
  • The chasing of arrears on the rental account
  • The serving of section 8 & 21 notices to tenants – there will be a separate charge £45 for this service
  • To act as stakeholder in any damage disputes
  • Checking the tenant out at the end of the tenancy
